Nearly 7,000 acres of timberland in Louisiana and Texas are scheduled for a sealed bid sale on Feb. 15. Elder Properties, LLC currently owns the land, which has been long-managed for timber production and presents some promising income opportunities.
Broker participation is welcome for this sale which is being
handled by Camden, Ark.-based United Country Real Estate | Neeley Forestry
Service, and United Country Real Estate | Double Creek Land and Homes out of
Atlanta, Texas. Of the 6,759± acres up for sale, 15 timber tracts
are located in Louisiana and the remaining two tracts are in Texas.
The tracts – each ranging from fewer than 40 acres to as
many as 750 acres – are being offered individually, in combination or in their
entirety, depending on bidder preference. The sale will be run under a
single-stage, private and sealed bid process, with all bids due by Thursday,
Feb. 15, at 10 a.m.
In addition to income potential from timber harvest, these
tracts of land offer plenty of recreational and hunting opportunities. Types of
timber vary across the tracts, which include a mix of hardwood bottoms,
creek/river frontage, well-drained natural pine areas, and planted pine stands
of various ages. Whitetail deer, turkey, wild hogs and ducks are among the
typical wildlife found within these tracts.
Some of the land is currently being leased to hunting clubs,
and these leases may be maintained or terminated depending on the wishes of any
